If you follow me on Instagram you have seen that big renovations are already underway, however I wanted to take everyone on a full tour of the home and highlight some of the changes we will be making. I will be going more in depth with each project as we delve further into the flip.

When flipping a house, the work starts the day your offer is accepted and the purchase agreement is signed. It generally takes 30-45 days for a property to close with conventional financing and you want to have as much of the renovation planned as possible within that time. There is always a chance that the deal could fall through and your planning could be for nothing, but it is better to get a head start and have contractors scheduled for the day you receive the keys to the house.

For this project, I teamed up with Tempaper Designs to install removable wallpaper to the stair treads of an old Victorian home in the Old West End of Toledo. If you are totally into this removable wallpaper trend right now like me, I highly recommend this product. They have so many design options and the installation was a piece of cake.
It's been a while since I posted and I wanted to fill you in on all of my current adventures. We have only a few weeks left before school officially begins for my kiddos and I am looking forward to a more consistent, full-time schedule to devote to my real estate projects.
Every time I sell one of our homes I take time to create a Homeowner's Manual to be displayed at the open house. Once the home is sold I leave this binder with the homeowner to reference once they move in. This manual is always a hit with the real estate agent and potential homeowners.
This manual gives you a chance to highlight all of the great features of your home that may go unnoticed in an open house and to address any potential concerns a buyer may have. This binder shows that this home was loved and taken care of, which all home buyers want!
