Friendly Feature: The Yoders

Hey Readers! The Friendly Feature is back and today I am highlighting my good friends, Jamie and Kyle Yoder! Kyle and Jamie recently moved to Fort Collins with their two adorable boys and have been living through major renovations for the last 8 months.

The Yoder's purchased a sweet bungalow located in the heart of Fort Collins. Their location is killer and allows them to bike to all of the breweries and even bike the kids to school every morning. We had so much fun visiting them last weekend and checking out the town.  When we got to the downtown area, my 5 year old (Thomas) exclaimed, "This is LOVELY!" and I must say that I agree.

But let's get to the house!

When Jamie and Kyle first saw this house online, they knew it had potential. The real estate market in Fort Collins is really hot, so they knew they had to move fast. Kyle quickly booked a trip to check out the house and they decided to make an offer before it was snatched up by other buyers.

When I asked Jamie what the biggest challenge had been so far, she said it was actually seeing the house for the first time. Jamie had only seen it pictures, so walking into the house and realizing the scope of projects they had to complete; she was totally overwhelmed. Once she wrapped her head around all of the projects, they started to tackle the exterior renovations.

    Punchlist:

    • New windows

    • Remove gravel driveway to the right of the house

    The exterior is 90% complete and looks fab. Their last project on the exterior will be painting the shingles (most likely a dark gray).

    Below you can see the newly painted door and I love the pop of color they chose to really make the front porch stand out. I also want to point out the painted bricks. They hired painters to first paint the bricks white. The painters then taped every single grout line (!!) and painted the bricks grey. They wanted more contrast on the brick and this painting technique definitely accomplished their goal. I love how it looks!

    FRONT PARLOR:

    The front parlor did not need a lot of work except for a fresh coat of paint and a new ceiling fan. They chose Sherwin Williams Mindful Gray for the walls and then chose a color two shades darker for the space above the picture rail.

    Jamie has such great style, I love every piece that she picked out for this room.

    DINING ROOM:

    The dining room also needed some paint to modernize the space. They continued the Mindful Gray on the walls, and then added another pop of blue above the picture rail.  Jamie swapped out the traditional chandelier for a big statement fixture.

    You can also see that the dining room had a small entrance into the kitchen. The Yoder's decided to open up the wall to achieve the open concept feel they wanted. With the high ceilings in this house, this first floor feels huge with the new opening into the kitchen.

    KITCHEN:

    The kitchen is the next big project for the Yoders. They will be updating all of the cabinetry and adding cabinets to the opposite side of the kitchen that is currently a blank wall. They will replace the island with a smaller one where the oven and stovetop will be placed across from the sink. Jamie would like to incorporate another pop of color in this space and may have the lower cabinets or just the island painted a deep blue.

    New cabinets to the left, additional cabinets added to the right and a brand new island are all in the renovation plans. New appliances and lighting will make this kitchen the envy of all of their neighbors!

    BASEMENT:

    I have to be honest, when I looked at these before photos, I could not figure out what the previous basement configuration even was! The previous owners had used the house as an investment property where the upstairs and downstairs were separate "apartments" to rent.

    When the Yoder's moved in, there were two bedrooms upstairs and two bedrooms downstairs (non-conforming). The basement also had a bathroom and a small kitchen. The basement bedrooms had carpeting that was covered in cat pee and Jamie says she still has nightmares about them. They pulled up the carpet and had to wash the floor multiple times with bleach to get the smell out before installing the hardwood floors.

    The Yoder's tore out the kitchen and added a 3rd bedroom. they painted the walls a warm gray, added recessed lighting and installed hardwood floors.  They are in the process of installing egress windows in all of the bedrooms to bring them up to code. 

    The TV room they created is so cozy and I love the wallpaper accent behind the TV.

    I love that they brought the wallpaper accent behind the washer and dryer.

    BASEMENT BATHROOM:

    The basement bathroom was small, outdated and very forgettable.

    I love everything about this bathroom. The tile, the lighting, the vanity; it all works so perfectly together.

    One of the most impressive parts of this renovation is that Kyle has been doing the majority of it on his own. Kyle's goal is to complete the interior renovations by the end of the year and then build a new garage next year. The transformation of this home has already been amazing and I can't wait to see what it looks like once these final projects are complete. I think it is safe to say they made a great investment. :)
