Welcome to our third live-in flip!

Hello All - This is officially my first blog post EVER!  I decided to start this blog to document all of the home projects and renovations we have being doing at our current home and the previous homes we have owned.  

We recently bought our 3rd home about 5 months ago and have already done some major renovations that I am excited to show to everyone.  In this first post, I am going to show you all the before photos of the home and then take you through each room with it's renovations.  With this blog I am also hoping to highlight some of my talented friends home projects too, I have very handy friends and can't wait to show off some of their work!  Thanks for following along as I learn to navigate the blog world!

The Accent House

OK, so I am sure everyone reading this is a fan of the home renovation shows (Fixer Upper) where they name the houses they are showcasing.  I have decided to do the same, because, why not?!  I named this house the "Accent House" because literally EVERY room in this house had an accent wall...even the hallway. 

When I first saw this house, I immediately connected with it.  I was very picky about the type of house we chose since we would be living in it, so it had to be livable while still having enough potential to make some major upgrades to hopefully make a profit.  

Immediate Pro's:

  • Great layout - I love that there are three bedrooms on one floor and how much space we had on the other three floors of the home

  • Great yard - The previous owners did an amazing job with the landscape and even had a little playhouse in the backyard. The kitchen looks out into the backyard so I can easily watch the kiddos.

  • Lots of space - We have over 3,000 square feet in this house!

  • Neighborhood perk - there is a beautiful open space down the street with a lake and walking trails

Immediate Cons:

  • Paint - The accent walls needed to go so LOTS of painting was in our future!

  • Small master bath & closet - The master bath and closet were pretty small so we wanted to expand both of these areas

  • Floors - There were so many different types of flooring throughout the house, it felt very disjointed and choppy. New floors were a must.

  • Guest Suite - We do not live near family so we are often hosting guests. There was not a bedroom/bathroom situation for our guests that would be comfortable so this was another con that we wanted to address when moving into the home.

Here is the outside of the house. We don't need to do too much to the exterior since the previous owner was a landscape designer. At this point we are planning on putting a fresh coat of paint and updating light fixtures.

Living Room

When we moved in the formal living room had 2 painted accent walls and two types of flooring.

Living room: We want to remove the pony wall, update floors, fixtures and add paint.

Kitchen

Kitchen: I love the slider that goes to the back porch but the purple painted accent wall has got to go! The floors were a fake wood that clashed with the orangish cabinetry.

The kitchen had been updated with Ikea cabinetry but the overhead lighting and faux wood floors gave it an outdated look.

This kitchen is a great size but we are not in love with the lower cabinet color. Depending on the new floor color we may be swapping these out with a different color cabinet. Fixtures will also be updated.

Family Room

This family room had yet another type of faux wood flooring along with tile on one side of the room. It has a wall of rocks where the fireplace sits and is surrounded by paneling under the chair rail that dates the space.

This family room has a lot of potential. Once we update the flooring, remove the dated window treatments and paint the space, it will feel much more modern.

Office

The office is on the lower level of the home with the family room and has a blue painted accent wall and old carpeting.

Master Bedroom

The master bedroom was large but needed some updating with the flooring and paint on the walls.

The master bedroom is a great size. We will be painting, updating the fan, flooring & doors. We are also going to create a true master bathroom and closet. The small closet is behind the bifold doors and the small bathroom is behind the mirrored door.

Bedroom #2

This bedroom has bright purple paint and will be updated with a neutral wall bedroom for a little boy.

The third bedroom will be turned into the nursery and updated with a neutral wall color.

Guest Bathroom

This guest bathroom is on the top floor with the other three bedrooms and has SO much wasted space. We will be gutting this entire room and taking a lot of this space for the master suite and downsizing this bathroom.

Basement

This basement is a great size. We want to take some of this space and turn it into a guest suite. We will be adding an egress window, removing that weird light by the window, adding a wall with a closet and painting!

Did I mention the amazing storage in this house?! We are taking some of this storage space to create a bathroom for the guest suite in the basement.
